What is a property evaluator?
Let’s start with an explanation of who is a property evaluator. Also known as a valuer, they are a professional that will visit a small property for sale, or land, in order to assess the property’s value based on a number of factors, such as location, size, and condition. They are usually instructed by the vendor of the property or a financial lending company in situations where new funding is required on a property, i.e. a re-mortgage.
Other situations where a valuer will be appointed is by buyers when purchasing a property at auction, local authorities to assess council tax or ratings, and by developers when buying land for development.
